1) Pre-Construction – Feasibility, budgeting, schedules, selections roadmap, HOA/ARB coordination, and permit set.
2) Site & Foundation – Survey, erosion control, utilities, excavation, and engineered foundation.
3) Shell & Systems – Framing, sheathing/weather barrier, roofing, windows/doors, then MEP rough-ins and inspections. 
4) Interiors & Finishes – Insulation, drywall, millwork, cabinets/tops, tile/flooring, paint, fixtures, and trim.
5) Commissioning & Closeout – QA walkthroughs, punch, cleaning, orientation, and warranty handoff.
